POI369 is a web development agency in Tallinn, Estonia. We design and build fast, multilingual websites and digital products on Next.js: corporate sites, landing pages, editorial platforms and full SaaS applications with payments, dashboards and AI features. What we build

Corporate and brand websites

Multilingual marketing sites with a real content architecture, structured data and performance budgets. Lighthouse 90+ is a target we test, not a slogan.

Landing pages and campaign sites

Conversion-focused pages with tracking that works, built to be iterated after launch rather than rebuilt.

Editorial and content platforms

News, magazine and catalogue sites where publishing speed, indexability and page performance decide reach.

SaaS and web applications

Multi-tenant products with authentication, roles, billing, integrations and desktop or push extensions. Built to be operated for years.

E-commerce and payments

Stripe-based checkout and subscriptions, product catalogues, order flows. We run online sales on our own site the same way.

AI features inside products

Assistants, interpretation, recommendation and generation as product capabilities, with evaluation and cost control.

How we build

Next.js with the App Router, TypeScript in strict mode, server components by default. The important content of every page is in the HTML the server sends, so search engines, AI crawlers and slow phones all get the same thing. JavaScript is spent on interaction and motion, not on rendering text.

Internationalisation is designed in from day one: localised URLs per language, self-canonical language versions, correct hreflang, right-to-left support where needed. Our own site publishes in six languages, including Arabic, and the products we build follow the same model.

Security headers (Content Security Policy, HSTS, frame and referrer policies) ship on every route. Structured data, sitemaps and metadata are generated from the same content source as the pages, so they cannot drift. Deployment runs on Vercel or on self-hosted infrastructure, depending on where the data has to live.

Process

  1. Brief and scope

What the site or product has to do, for whom, in which languages, on what timeline. A fixed price follows from this, not before it.

  2. Design

Brand system, wireframes and high-fidelity screens. Motion and interaction decided early so they are budgeted, not bolted on.

  3. Build

Typed codebase, component library, content model, integrations. Weekly previews on a staging URL.

  4. Quality and launch

Performance, accessibility, cross-device and security checks. Redirects from any old site mapped and tested. Search Console and analytics live at launch.

  5. Operate

Maintenance packages cover updates, monitoring and small changes. Larger iterations are scoped as they come.

Why POI369

Products, not just pages

The same team has shipped SaaS platforms with billing, desktop clients and AI assistants. A marketing site is well within range, and it gets product-grade engineering.

Search and AI readiness by default

Server-rendered content, structured data, crawler rules and machine-readable page versions are part of the base build, because we sell GEO and SEO too.

Brand and code together

Identity, design and development under one roof. No hand-off where the design intent gets lost.

Transparent pricing

Fixed-price packages for landing pages, corporate sites and maintenance are listed publicly in EUR. Custom products are quoted after scoping.

Building from Tallinn

POI369 OÜ is based in Tallinn, Estonia, and serves clients across Estonia, the EU and Türkiye. Estonia’s digital administration keeps contracts and invoicing simple across borders, and the local talent pool in product engineering is deep for a city of its size.

We work remotely by default and meet in Tallinn when it helps. Delivery, staging and communication are the same wherever the client sits.

Questions we get asked

Why Next.js instead of WordPress?

For content-heavy marketing sites with strict performance, multilingual and security requirements, and for anything that is really a product, Next.js gives us a typed, testable codebase and server rendering without plugin sprawl. We explain the trade-offs on the blog, and we still recommend WordPress when the client’s team needs to edit everything themselves and the site is simple.

How much does a website cost?

Package prices are public: a landing page, a corporate site and monthly maintenance each have a fixed EUR price on the packages page. Custom products depend on scope; we quote after a short discovery.

Do you handle content and SEO as well?

Yes. Content architecture, metadata, structured data and search readiness are part of every build. Ongoing content production, campaigns and AI search visibility are separate services.

Who owns the code?

You do. Repositories, hosting accounts and domains are in the client’s name; we hold access to operate them for as long as you want us to.

Tell us what you need built

A short brief is enough: purpose, languages, deadline, anything the site has to integrate with. We reply with scope and price.
